Buyer Closing Costs Calculator

Enter the price and each percentage or fixed fee you have been quoted. The result is the total cash needed at completion, not just the price on the listing.

Total closing costs—

Closing costs as a share of the price—

Taxes and fees are set by the destination and change. Confirm each line with the official source or a local adviser before transferring funds.

The price is the smaller number

Transfer taxes, notary work, agency commission and legal checks are charged at completion, and most of them are calculated on a price you have already agreed. They are not optional extras that can be negotiated away after the offer.

The cash line is the one that has to be available on the day. If part of the costs can be financed, confirm that with the lender before counting on it.

Quotes, not averages

A percentage entered here is the rate in your quote or the rate published by the authority, not a regional average. The same applies to fixed fees: use the amounts you have been asked to pay.

Where a buyer and a seller each pay commission, enter only the buyer's share. Double-counting the agency fee is a common way to overstate the cash needed.

Frequently asked questions

Can closing costs be added to the mortgage?

Sometimes, if the lender and the loan-to-value limit allow it. Financing fees increases the loan and the interest, so compare the cash saved with the total cost.

Which fees are percentages?

Transfer or stamp tax, notary and agency fees are often percentages, but any of them can be fixed or tiered. Enter each line in the form your quote uses.

Where does a foreign-buyer surcharge go?

Add it to the transfer tax rate if it is charged on the same base. If it has a different base or threshold, calculate it separately and add the amount to the fixed costs.
