What lenders test
A lender looks at net income, existing credit commitments, the deposit and the property valuation. Many also test whether the payment remains affordable at a higher rate than the one being offered.
For a foreign buyer, documentation and the currency of income can matter as much as the ratio. A strong income in one currency may still fail a rule written for another.
Frequently asked questions
What payment-to-income ratio is acceptable?
There is no universal figure. Each lender and jurisdiction sets its own limit and stress test, so compare the calculator output with the lender criteria.
Does a large deposit guarantee approval?
No. Income evidence, credit history, the valuation and the property itself are also assessed.
