Currency Mortgage Risk Calculator
Enter the loan in the currency it is denominated in and the rate that converts it to your income currency. The result shows how a percentage move changes the payment you actually feel.
Exchange rates move and lender rules on foreign-currency loans differ. Model a range of moves and take advice before committing.
The loan is fixed, the cost is not
In the loan currency the payment is a fixed number of units. The uncertainty is the rate that converts those units into the currency you earn, and it applies to every payment until the loan ends.
A move in the other direction lowers the cost in the same mechanical way. The risk is symmetric, but the budget only breaks on the adverse side, which is why that is the side to model.
Stress, do not forecast
No calculator knows where the rate will be in five years. A stress test asks a different question: can the budget absorb a large move without missing a payment or cutting other essentials?
Run several moves, from modest to severe, and check the total cost over a year rather than only the monthly figure. The annual number is what competes with savings and other plans.
Frequently asked questions
Which direction is the adverse move?
The one that makes the payment cost more in your income currency. Enter the percentage by which the loan currency strengthens against the currency you earn.
Does the loan balance change too?
In the loan currency, no. The home-currency value of the balance moves with the rate, so repayment costs more or less at home even without a payment change.
Can the risk be hedged?
Some lenders and banks offer hedging or a loan in the income currency. Availability, cost and eligibility vary, so compare the hedge cost with the stress result.
